Do I Need to Inspect My Furnace?

Yes, the unseasonably warm weather is behind us, I noticed the thermometer outside had its winter coat on already! LOL
If you haven’t already done so, now is the time to consider having your Furnace looked over before the REAL cold sets in. I recently inspected a property that had major Internal issues due to neglected maintenance. The heat exchanger was in extremely BAD condition, excessive moisture (condensate) accumulated in the A-Coil drain pan. Because the drains were not serviced regularly, the condensate backed up into the furnace and rusted most of the internal parts, predominately the primary heat exchanger. If the home owner started this furnace up, chances are they would not be with us today. There was a massive hole in the heat exchanger, Carbon Monoxide, definitely would have entered the dwelling and could have killed them. Thankfully I was called in to inspect this property for a pending purchase, timing could not have been better.
Upon inspection of the furnace, tell-tale signs of this major defect were evident. Through my experience, I noticed an extensive amount of rust accumulation outside the unit and the floor surrounding. Once I opened the readily accessible panels to the furnace, more issues were present. I found a family of mice dead in the fan compartment as well as the return plenum, also a hole was chewed thru the air filter as well.
This would also be considered an additional safety concern due to the potential of distributing mouse droppings throughout the home. Please note, the expensive repair/replacement of the furnace would be avoidable if the unit was serviced on a regular basis.
